Currently, we manage over 2,000+ units in 40 buildings in 4 boroughs. We have experience managing many different types of buildings: Tax Credit Buildings, Condominiums, Residential and Commercial property. PWB provides a full scope of building services, such as: Building Maintenance, a monitoring and review process of Section 8 residents, Violation Control and Avoidance. We also provide financial services, such as: Reporting, Budgeting, and Monthly/Annual Statements.

Our marketing department has completed the marketing of 7 buildings, of differing size and challenges, delivering 100% of the Tax Credits. In 2012, we rented up over 150 units in 3 buildings, each with their own set of challenges. The projects included: 65 units senior housing in Astoria, 93 units LAMP/NHOP in Staten Island, and 20 units of supportive housing in the Bronx. Our team includes 4 Tax Credit trained and certified professionals with over 20 years experience. We provide complete services, from placing ads, lotteries, Income Qualification, Rent and Available Unit compliance, On-site Inspections, Maintaining Tenant files and Comprehensive reporting to Tax Credit agencies and investors.

Solar Panels

PWB is always looking for ways to provide owner and tenant value. One way we do this is by looking for ways to reduce cost. Our principles have been leaders in implementing responsible business practices that save money and protect the communities that we operate in. In 2007, we installed a solar hot water system at 591 East 165th Street. This system has reduced fuel consumption and provides a less polluted environment for our tenants. The system was so successful, we have installed another at, 866 East 167th Street, with plans to do more.

We employ in-house energy and water consultants, who are up to date on all the newest technologies and laws. They track our energy and water consumption, to certify proper operation. We have installed LED lighting in 11 of our buildings. These fixtures provide a stable and inexpensive way to provide service to our tenants. We have attempted to reduce the amount of water our buildings consume by installing high quality low flow water fixtures. We have done this with concern for tenant comfort and have not had any complaints.



Maple Mesa-Development

Twin Pines, PWB’s first development, began engineering design started in 2005, with occupancy beginning in 2007. As our first development, we were pushed to the limit. Maple Mesa, our second project, is a 55 unit project split across 2 buildings, with an expected occupancy in 2014. As our second development, the construction has been progressing smoothly.
